  • Median Single-Family Sales Price: $370,000 (flat month-over-month, ↓ 2.4% year-over-year)

  • Closings: 1,118 (↑ 12.2% vs September 2024)

  • Average Days on Market: 59 (a moderate rise signaling balanced negotiations)

  • Active Listings: 7,447 | Months’ Supply: 6.7

With roughly six to seven months of inventory, buyers and sellers are operating on level ground—creating a more stable environment for decision-making and pricing strategy.

New Construction Rebounds

Builders are feeling optimistic again. In August 2025, Southwest Florida jurisdictions issued 1,397 single-family permits, a 12% increase from July.

  • Lee County: 967 permits

  • Collier County: +25% month-over-month

  • Charlotte County: slight decline

This steady rebound points to renewed confidence as material costs stabilize and buyers revisit new-home opportunities across Cape Coral, Fort Myers, and beyond.
